Where is El Encanto de La Laguna?

El Encanto is located 10 minutes East of downtown San Jose del Cabo facing the Sea of Cortez in Los Cabos, Baja California Sur, Mexico.  Approximately a 30 minute drive from Los Cabos International Airport.

Why is Los Cabos a good option for a vacation home?

How many homes are there going to be in the community?

35 single family homes (which we call Casas) and 65 condominiums (which we call Villas) all of which will be terraced up the hillside to provide each residence the best ocean view possible.

What size homes are available?

The Casas will range from 2,500 sq. ft. – 4,600 sq. ft. +/-.

The Villas can range from 1,600 sq. ft. – 4,200 sq. ft. +/-.

As an owner, do I have Concierge services available?

Of course, owners have access to each and every service offered by El Encanto de La Laguna.  In-house services are offered a la carte ranging from private chefs, spa treatments, pre-grocery stocking, reservations, house cleaning, transportation and more.

What amenities are offered at El Encanto?

Amenities include 24 hour gated security, each home or each condo phase has it´s own private pool and jacuzzi, paddle tennis court, shuffle board court, gym, and in house spa services as well as transportation services are offered. Currently,  the beach club and fitness center is under construction and will be completed by summer of 2018.

Who is the developer?

The developers are two North American gentlemen of highest integrity. Senior business executives, bank owners and builder/brokers with over 50 years combined real estate experience, a decade of which has been in Los Cabos.  “We would not build a home we would not live in ourselves.”

Do I have a construction guarantee?

Yes, there is a 1 year new home construction warranty.  The quality craftsmanship is beyond compare by even U.S. standards.

Is it safe to invest in Mexico?

For many years, investing in Mexico was a risk. Changes in the laws and mechanisms designed to protect foreign buyers now make investing in Los Cabos a secure transaction. Investing in Los Cabos is not only safe, but your investment grows as the demand for Los Cabos grows.

How do you own a property in Mexico?

Property is owned through a ‘Fideicomiso,’ which is a bank-held trust of which you and those you designate are the beneficiaries, much like a living trust in the U.S. not only is this an excellent estate-planning tool, but it also enables you to rent, bequeath, sell or loan your residence however you choose. 

How can I assure my investment in El Encanto?

When El Encanto was originally purchased by the developers, they received a Fidelity Master Title Policy guaranteeing a clean title. Any owner can get their own title policy for their specific residence prior to closing

How much are property taxes?

Property Taxes are very low in Mexico.  El Encanto home owners typically pay from $450 to $1,000 U.S. Dollars per Year, depending on the property.

Is the property mine to sell or pass on to my children?

Yes, the property is held in trust and your rights exist in full

How are utilities billed?

Utilities are billed separately for each home owner or condo owner managed by the HOA administrator, so you only pay for what you consume.  Bills for gas, water, and electricity can vary depending on the time of the year and usage of things, such as Jacuzzi heaters or air conditioning systems.

Can I let friends use my home?

Absolutely, as an owner, you’re welcome to share your home with clients, family, friends or whomever.
